The Seminole Heights neighborhood of Tampa has been undergoing a period of renewal. The once forgotten area has enjoyed a resurgence of commercial activity thanks largely in part to one man: Wesley Burdette. Burdette currently has several commercial projects in the works in Seminole Heights in addition to several established commercial spaces in the area. Wesley precipitated the shift in the neighborhood as an ideal residential location and has since been on the leading edge of multifamily and commercial development in the area and real estate investors are taking notice.
After getting a taste for the Seminole Heights neighborhood with single-family residential flips, Wesley saw the increased attention in residential living in the area. Warehouse Lofts, his first major multifamily project in the area, was completed earlier this year sparking a hotbed of interest from other commercial developers and investors. However, the increased attention to the Seminole Heights neighborhood did not happen overnight. Wesley faced a dilemma of disinterest by lenders when he tried to find financing for Warehouse Lofts. Despite devoting over $1 million of his own equity interest in the project, Wesley still had trouble securing financing from lenders who thought the area offered little promise. One lender stepped forward though and the 46-unit loft living space was financed. Wesley also has several townhouses in the Seminole Heights neighborhood and he announced plans in March for another development; a mixed-use residential/retail facility. Retail investors are flocking towards Seminole Heights as it undergoes a veritable rejuvenation, with many new restaurants, bars and breweries joining the likes of neighborhood eatery staples The Refinery and Rooster and the Till among the ranks of Tampa’s top eating establishments. Seminole Heights is emerging as one of Tampa’s hot real estate markets and though it has had to prove itself, Burdette and other investors can see that the future of the neighborhood is bright.
