No cost. No pressure. 100% confidential.

This guide is perfect for you if:

  • You’re within 3–10 years of exiting or retiring
  • You own the building your company operates from
  • Buyers love your business but don’t want (or can’t afford) your real estate

What’s Inside the Guide

You’ll learn how to:

  • Separate your real estate from the business sale
  • Unlock liquidity without giving up location control
  • Evaluate whether a sale-leaseback fits your situation
  • Avoid the most common mistakes owners make
  • Structure leases that attract strong investor pricing
  • Reduce personal guarantees and clean up your balance sheet
  • Use a sale-leaseback to improve your eventual business valuation

Plus:

  • A real story from a tradesman (“John the Roofer”) who used a sale-leaseback to retire on his terms
  • A clear explanation of tax considerations (written in plain English)
  • Mini-case studies from medical, industrial, and manufacturing businesses

Why This Matters Now

Tens of thousands of business owners across the U.S. are approaching retirement — but many discover that:

  • Buyers don’t want to purchase both the business and the building
  • Lenders won’t finance both assets in a single transaction
  • Deals stall because the real estate is tied to the business

A sale-leaseback can break this logjam.
It turns your building into liquidity — without disrupting your operations.

Who This Guide Is For

  • Business owners nearing retirement
  • Owners selling their business within the next 3–7 years
  • Tradesmen (roofers, plumbers, electricians, HVAC, contractors)
  • Medical practices
  • Manufacturers and industrial operators
  • Anyone wanting to diversify and reduce personal guarantees

Why Eric Odum

Eric began his career in commercial banking, receiving formal training in credit analysis at a major commercial bank and later became a commercial lender, learning from both experiences while financing companies with revenues between $500,000 and $50 million — a background that gives him deep insight into financial statements, risk, deal structure, lending behavior, and how buyers and banks think.

His background is global. Eric worked for Texaco in Brazil, serving in the Finance Department during the early 1990s — a period of extreme hyperinflation, currency instability, and rapid policy swings. Managing financial operations in that environment taught him lessons few advisors ever experience: how businesses survive turbulence, how to protect cash flow under pressure, and how to build durable financial strategies under volatile conditions

Eric holds a Bachelor of Finance from the University of Florida and a Master of International Business from the University of South Carolina, per US News and World Report, the top ranked International Business program in the country.

Over the years, he has started and run multiple businesses in industries including import-export, distribution, securities investment, and insurance. Since 2004, he has been involved in commercial real estate through syndications, development, brokerage, and property management. Today he leads a commercial brokerage and property management firm in Tampa, advising owners throughout Florida.

Most importantly, Eric relates to today’s business owners because he is one. He has built companies, managed people, carried personal guarantees, navigated economic cycles, and understands the pressures facing owners in their 50s, 60s, and 70s.

He doesn’t speak in theory — he speaks from lived experience.
