April 2023
The cost to rent Tampa commercial real estate can vary widely depending on various factors such as the location, size, condition, and type of property. Average rates are not particularly meaningful, as markets can vary wildly. As such, we will try to give an overview by breaking it down into business districts (such as Downtown (33602) or Westshore (33607)) and Suburb to try and provide a range. Also, to make sure of an apple to apple comparison, office properties for rent are typically quoted in Full Service (or Gross Rates), which includes all building expenses. Retail and Warehouse / Industrial are quoted in triple net, which does not include building expenses (Common Area Maintenance). If you are doing a search on your own, verify the method of quoted rate.

It’s important to note that these prices are just averages and individual properties may be priced differently based on their specific characteristics (i.e. ingress, egress or what expenses are included). Additionally, some landlords may negotiate the rent price with potential tenants based on factors such as the length of the lease term, tenant improvements, and other factors.
