Profile On Senior Associate Deborah Tamargo

Deborah Tamargo is a senior associate at Florida ROI Commercial Property Brokerage. She is a second-generation Tampa native as well as a graduate of the University of South Florida. This month, we sat down to talk to her about her career in commercial real estate.

Q: What drew you to real estate, and commercial real estate in particular? 

Deborah Tamargo has been licensed since 1979. Ever since then, she has been working as a broker and associate. She was inspired to get into real estate by watching her parents acquire investments.

Q: You have been referred to as a “pioneer for females in land sales for development”, can you speak to some of the challenges that women face in the commercial real estate and land development industry?

Tamargo says that she is no stranger to bias, “there are buyers and sellers that prefer working with men.” However, many buyers in commercial real estate are not necessarily looking at gender, there are “many [buyers] that are more concerned with results than they are with identity characteristics.” Her key tip is perseverance, and to try and “move beyond those with biases without forming a bias against them.”

Q: What is the deal that you are most proud of negotiating and/or closing?

She is most proud of selling the commercial industrial property that would become the United Business Center. However, she cites another property as her most exciting. “The most exciting deal was the 150,000 square foot Center Ice in Wesley Chapel.  I located, sold, help guide the site plan process, and produced the first press conference for ZMitch, the buyers.” This transaction is pictured above.

Q: What are some of your top tips for sellers in commercial real estate? Top tips for buyers?

Commercial real estate, according to Tamargo all comes down to timing. “Holding an asset too long may provide a Seller a higher price, but a lesser profit due ever-changing tax law.  On the flip side a Buyer needs to cautiously time their purchase within a cycle that is rising, but not at the top, and at a price that throws off a return not predicated on the market continuing to rise.”
